32 Olive Avenue reduced price yesterday for the first time since listing 128 days ago. They came down almost 6% from $1,375,000 to $1,299,000.
43 Henlopen Avenue reduced also, from $1,499,000 down to $1,450,000 after being on the market 268 days. This brings the avg. listing price of a SFH in North Rehoboth (36 active listings) down to $1,371,000 and 421 days on market.

On April 23rd, 32 Hannah Loop (one of these pictured here) went under contract. This is great news as it has been on the market for 450 days and had been reduced by a little over 6% since listing. It started at $522K and was listed for $488,900 at the time of contract signing. This represents the first Townhome to go under contract in 2011. There are 6 others currently listed for sale.
100 Sussex Street has reduced for the first time since being listed on October 3rd of 2010. It was listed then for $1,399,000 and has now been reduced to $1,375,000.
16563 Howard Millman looks much like this twin home pictured here to the left. It is a 3 bedroom unit that has been on the market a loooong time, a cumulative 1,452 days. Back in February of 2007 it listed for $399,000 and is now being offered for the price of $298,900 or around 25% less.
The recently listed home at 322 Laurel Street has reduced price from $625,000 down to $599,000, this after 59 days on the market. Country Club Estates has not had a home go under contract or settle so far this year, unusual for this prolific community. There are currently 9 active listings for SFHs here. Actually, now that I've looked it up, only one house had closed by this time last year. A total of 8 SFHs closed during 2010 and 2 townhouses. Things really started jumping in May/June so lets hope the same thing happens this year.
1 Johnson Branch Court listed yesterday for $675,000, well below the average of the 13 active listings ($851,000). This 3 bedroom, 2.5 bath two story cape cod sits on a 173 x 110 foot lot. It advertises "a great floor plan for entertaining family & friends. Mature landscaping w/over-sized, private side yard. Wrap around porch". Adding this listing brings the average DOM down to 521.
This "short sale" property in King's Creek has finally gone under contract after 630 days on the market. It originally listed back in July of 2009 for $1,175,000 and is currently listed for $550,000. #4 Mitchelmore Court
29 Henlopen Avenue reduced today from $1,474,000 down to $1,438,000...the second price reduction this month. It has been on the market for 209 days.
A nicely upgraded Berkeley came on the market today at a very aggressive price, $389,900. As a Berkeley owner myself, this is not good news however we in Paynter's Mill have to face up to the fact that we are not immune to what's happening in the housing market today. Prices have dropped 20 to 30% since the peak in 2005 - 2006 and since we all bought around that time, we're feeling the pain. The average purchase price for a Berkeley when we bought was around $450K and some paid as much as $500K, so do the math. This home is at 16555 John Rowland Trail, good luck.
