12 Cookman Street reduced price  yesterday from $799K down to $750K.  This home has been on the market for 259 days and has been reduced several times now from the original listing price of $1,100,000.

NEW LISTING IN COUNTRY CLUB ESTATES

325 Country Club Drive  has come on the market  at $595,250.  It is a 3 bedroom, 1.5 bath modular ranch with a wrap around porch and outside shower.  The agent doesn't mention the lot size.  We're back up to 5 active SFH listings in CCE with an average listing price of $596,000. 

PRICE REDUCED IN NORTH REHOBOTH BEACH

132 Felton  is being reduced  again, this time to $820,000.  It has been listed a cumulative 1,435 days and started at $1,100,000.

CLOSED IN MILL SPRING RUN AT PAYNTER'S MILL !!!

Finally, 16351 John Rowland Trail closed  yesterday making it the first home to sell in this section of the community since March of 2009.  It is a Scarborough model home, a 3 bedroom 2 bath ranch on the perimeter of the community.  When this home first listed a couple of years ago, it listed for $359,900 but was withdrawn after about a year.  This time it listed back in late March for $295,000 and closed for $273,000.  Obviously a big disappointment for the Seller but reflective of where the real estate market has gone in the last 4 years.  The Buyer should be very happy.

PRICES DOWN ON HENLOPEN AVENUE IN NORTH REHOBOTH

Prices continue to drop in town, the most recent being 29 Henlopen Avenue  which has reduced now several times to the current asking price of $1,290,000.  It started back in September of 2010 at $1,555,000. 

162 Henlopen Avenue reduced for the second time from $715,000 to $695,000.  It has been on the market for 316 days now and started at $749,000.

The average listing price of a Single Family Home in North Rehoboth is now $1,437,000.

BACK ON MARKET AT A REDUCED PRICE IN CANAL CORKRAN

10 Hannah Loop has come back on the market after a couple months hiatus.  In the process, they have reduced the price to $505,000.  There are six active townhouse listings now in Canal Corkran.  One has closed this year and one more is under contract waiting to close.

PRICE REDUCED IN SOUTH REHBOTH BEACH

16 Rodney Street has reduced price for the first time since listing in March of this year.  It has come down from $1,860,000 to $1,810,000.  It sits just above the average listing price for the 25 active SFHs in South Rehoboth of $1,844,000.

NEW LISTING IN COUNTRY CLUB ESTATES

  306 State Road  has come on the market for an asking price of $609,000.  It is a 2 bedroom, 2 bath on a slightly undersized lot (4,875 sq. ft.).  It is a one story modular Ranch model built in 1970 with an in-ground pool.  "Almost every component has been upgraded, newer roof, siding, kitchen, baths, window, HVAC & more.  Large multi-purpose room has mechanicals, laundry, home office space and extra storage, backyard paradise". 

NEW IN NORTH REHOBOTH BEACH

This one is a little confusing to me.  I'll have to ride over and take a look but both 20 and 22 Lake Avenue  have come on the market.  For some reason 22 cannot settle before 20 so they must be tied together somehow.  Anyway, 22 is advertised at the listing price of $1,750,000  with 5 bedrooms and 8 full baths.  It is on a 100 x 100 foot lot with a private pool and parking for 10.

20 Lake Avenue  is on a 7,500 sq. foot lot and boasts 12 bedrooms and 12 full baths.  It is a 3 story contemporary with 6,800 dwelling square feet.  it was built in 1995 and the listing agent says it's zoned C-3.  They say "this home has it all".  It is listed for $1,550,000.  We're now back up to 39 active SFH listings in North Rehoboth.

SHORT SALE PRICE REDUCTION IN KING'S CREEK COUNTRY CLUB

This "short sale" at 4 Mitchelmore Court  has been on quite a roller coaster ride.  It originally listed back in July of 2009 for $1,175,000.  It went to a "short sale sometime in 2010 and was dramatically reduced in price.  It then went Pending in April of 2011 only to come back on the market in August.  They raised the price on the home only to now lower  for the second time in two months, this time to $575,000.  WOW!
