PRICE REDUCED IN COUNTRY CLUB ESTATES

306 State Road reduced price for the first time since listing on September 24th.  They have come down 1.5% from $609,000 to $600,000 even.  They are competing with four other properties listed in CCE, all at around the same asking price.  Three have closed this year and three more are under contract waiting to close.

UNDER CONTRACT IN KING'S CREEK COUNTRY CLUB

This HUGE (advertises over 8,000 square feet of living space) house at 6 South Fieldway  went under contract after a cumulative 1,569 days on the market.  This is truly a half price sale as it first listed at $1,950,000 back in June of 2007 (the very top of the market in terms of prices) and was listed for $890,000 at the time of this contract writing.  It is in "under contract, continue to show" status.  There are now two properties under contract waiting to close in KCCC.

PRICE REDUCED IN MILL POND COMMONS IN PAYNTER'S MILL

An Asbury model much like this one reduced price today to $314,900, down from $319,900.  This home has been on the market for 222 days now and originally listed for $329,000.  16254 John Rowland Trail  is being sold partially furnished.

PRICE DECLINE IN NORTH REHOBOTH

#12 Cookman Street lowered  price again, this time to $725,000.  It listed last January for $1,100,000. 

31 Virginia Avenue withdrew  from the market after 1,321 days having originally listed back in March of 2008 for $1,850,000.  It was listed for $1,500,000  at the time of withdrawal.

CLOSED IN SOUTH REHOBOTH !!!

210 Hickman Street  is the eighth SFH to close in South Rehoboth this year.  It had been on the market for 297 days, was originally listed for $915,000 and closed for $820,000.  This home had 5 bedrooms and 3 baths and sat on a 50 x 100 foot lot on the second ocean block.  It was built in 1935.  Annual rental income was listed as $7,500 which was from the small cottage in the rear of the property.  The home was sold partially furnished.  There are four more under contract waiting to close.

PRICE REDUCED IN NORTH REHOBOTH

5 E. Third Street reduced  for the first time since listing back in August of this year.  It has been reduced by 6% to the new price of $1,485,000.  They are competing with 40 other SFH listings in this prestigious section of in-town Rehoboth.

PRICE REDUCED IN SOUTH REHOBOTH

119 Laurel Street reduced again, this time to $898,000.  It originally listed back on January 9, 2009 for $1,399,000.  It withdrew for a couple of months this year.

PRICE REDUCED IN CANAL CORKRAN

10 Hannah Loop reduced price  this week from the original listing price of $505,000 down to $499,900.  Listing prices for the six actively listed townhouses in CC range from a high of $679,000 (in the back) to a low of $475,000 on Will's Way.  Avg. DOM is 379.

NEW IN NORTH REHOBOTH BEACH

A new listing came on the market in North Rehoboth over the weekend.  153 Columbia Avenue listed at $860,000.  It is a 4 bedroom, 2 bath, two story bungalow on a 52 x 113 foot lot.  It is a "SHORT SALE". 

At the same time, 31 First Street  has reduced price for the second time since listing back in March of this year and is now offered for $799,000.
