A Berkeley model (largest model built by Beazer - looks much like the one pictured here) just came back on the market after a 4 month hiatus. It was bad enough that it was listed for $389,900 when it withdrew from the market last October but it has now come back on the market for $356,000. That is $100,000 less than we paid for ours back in 2005. 16555 John Rowland Trail was on the market for 183 days the first time. The last Berkeley to sell went for $365,000 in May of last year.
Now if that isn't bad enough, 16256 John Rowland Trail (a 3 bedroom twin home built by Beazer) just closed for $161,700. That is not a typo, I called the listing agent sure that they had made a mistake posting the price in the MLS. They did not. This was a foreclosed upon twin home up by the commercial area. It had been on and off the market for some time. It originally listed for $303,000 back in February of 2011. This is shocking to me. The lowest price one of these has sold for is around $263,000 and it was also a distressed sale (short sale I think). There is another foreclosed 3 bedroom twin that just came on the market earlier this month that is listed for $264,900. Looks like it's open season on twins.
